January 2008

The Modern  Trident Building and Properties Group has been engaged to oversee total project development and provide Owner’s Project Manager services on this 30-story ultra-luxury condominium high-rise project in West Palm Beach, Florida.  Proposed as the tallest building in Palm Beach County, this building with “green” features $200 million development will set the market level in the area for the foreseeable future.  Scheduled to be delivered in 2010, this is the first in a series of New York City’s Trinity Development, LLC projects in the State of Florida.

Edgewood Retirement Community  Trident was awarded and has been providing Owner’s Project Manager services to Edgewood Retirement Community on their $40 million renovation and expansion project since the summer of 2007.  Directly advising the Owner and its team in overall project scheduling and delivery, budget validation, risk management, project delivery methods, CM/Builder RFP and selection, Trident will continue on as project delivery commences in Spring of 2008 for its Continuum of Care, Cottages, Barn restoration, and all associated sitework and amenities.

Merrimack Valley YMCA – Andover Branch  Trident’s Project Advantage Group has recently been awarded an Owner's Project Manager Services engagement by the Merrimack Valley YMCA for its multi-million dollar renovation and expansion project.  The Project consists of the reconfiguration/expansion, and repositioning of existing program space, including a natatorium, and the expansion to new programs that will benefit the membership served by this branch.

Salemhaven Nursing Home  Phase One of this renovation and improvements project to this 110-bed skilled nursing facility in Salem, NH has been completed under Trident’s Project Advantage Group’s services as the Owner’s Project Manager. Phase Two has commenced with the final phase to commence soon.  Work is scheduled to continue in a concurrently phased manner so as to minimize construction impacts and to complete the work by the end of the summer.

Lawrence Charter School – Phase II  After successfully completing its services on Phase I, Trident's Project Advantage Group successfully performed Owner's Project Manager Services to the Lawrence Family Development and Education Fund, Inc. for its Phase II program.  The Fund completed its facilities expansion of the Lawrence Charter School of the former St. Anne’s School and Convent buildings, along with the addition of a new gymnasium building, all located at the intersection of Haverhill and West Streets, Lawrence, MA.

VNA Hospice Facility  Merrimack Valley Hospice, Inc. has committed to achieve its goal to provide a state-of-the-art Hospice Facility in the Merrimack Valley.  Located in Haverhill, MA, the 14-bed, 22,000 SF expandable facility will be at the leading edge of this type of facility.  Trident Project Advantage Group has been engaged to oversee the design and construction project team and to advise the Owner in the decisions that will need to be made.  Construction is scheduled to commence in the spring of 2008.

New Fire Station Facility for Pelham, NH  After its first attempt to achieve voter approval went unsuccessful, the Town of Pelham, NH hired Trident Project Advantage Group to assist in the development of a strategic plan to validate the project, communicate it effectively to the Town’s taxpayers and, if successful this time, to continue to provide Owner’s Project Manager services for this much needed municipal facility.  Under the guidance of Trident, the Town solicited and selected qualified Architect services and Builder services firms to become part of the project team that has reduced the overall budget in excess of $2,000,000 without elimination of core and required program spaces.

Salem High School Renovation and Expansion Project  Trident Project Advantage Group has been engaged by the Salem, NH School District as its Owner’s Project Manager in its efforts to confirm the design/budget efforts to date and to gain approval from the residents of the Town of Salem, NH.  Trident’s engagement included the validation of the current budget estimate of hard and soft costs, the overall planned renovation and expansion project scope, its planned phasing, and provided its study to the School Committee.  Based upon a March Town vote, Trident will continue with its services on behalf of the Salem, NH School District.

Central Catholic High School Marion Avenue and Athletic Facilities Improvements Project  Working under a tight design and delivery schedule that required commencement of construction immediately upon the last day of school in June 2007 and completion of the work the week prior to the commencement of the Fall classes at CCHS, Trident Project Advantage Group accepted the challenge.  The City of Lawrence and Central Catholic High School, facilitated by Trident, worked in a cooperative public-private manner to change the ill-used area along the Spicket River for the benefit of the local residents and the students at CCHS.  The orchestrated effort of the work under the City and CCHS have greatly improved pedestrian and student safety/traffic, water quality, and recreational opportunities.  This was another Trident non-profit/community service effort in Lawrence, MA.

Central Catholic High School Howe Street Athletic Facilities Project  Central Catholic High School has one again turned to the experience and expertise of Trident in its search for the school’s need of expanded athletic grounds and facilities.  Trident is performing consultant selection and oversight, site review and selection services, option/alternative site use and program fit evaluations, budget cost compilations and comparisons, and other risk management and real estate development services to the Board of Trustees of CCHS so as to allow a recommendation “short list” for site(s) to meet the school’s future requirements.

Methuen High School Stadium Clubhouse Project  Working with the Mayor of the City of Methuen, MA and his project team, Trident is providing Owner’s Project Manager services for the design, demolition of existing structure, and construction of a new athletic Clubhouse for Methuen High School.  Trident’s services are being provided as part of its donated non-profit/community service efforts in the Greater Lawrence area.

Methuen Arlington Neighborhood, Inc.  In our continuing commitment to assist Greater Lawrence area non-profit/community service entities, Trident’s Project Advantage Group concluded its engagement as Owner’s Project Manager for the new center facilities in Methuen, MA.  The project included the civil/sitework, foundation, pre-fabricated building and associated finish tasks of the new facility for the children of Methuen, MA.

Anwelt Mill - Building One  Trident’s Project Advantage Group has recently been awarded an Owner's Project Manager Services engagement by NISNA Investments, Inc. and Anwelt Heritage Apartments, LLC. The Project consists of the development and construction, all under the smart growth guidelines, of a 139,500 square foot multi-story residential facility in Building One of the mill complex located at One Oak Hill Road, Fitchburg, MA.  Building One of the Mill complex will provide residential units for the Elderly.

Lawrence Boys and Girls Club  Again, in our continuing commitment to assist Greater Lawrence area non-profit/community service entities, Trident’s Project Advantage Group concluded its engagement as Owner’s Project Manager for the Club on its $7.2 Million Facilities Improvements project in Lawrence, MA.  The project included the total demolition of the prior building constructed in the late 1960’s and construction of an expanded and state-of-the-art facility for the children of Lawrence, MA.

Salem Professional Office Building  Trident Properties, LLC received ZBA and Planning Board approvals for its 23,000 SF professional office building project off of Sally Sweets Way in Salem, NH.  Current plans are for construction to commence in 3rd or 4th Quarter of 2007.

Boston Opera House  Providing Owner’s Project Manager Services to LiveNation, owners and operators of the Boston Opera House, Boston, MA, restoration and improvements to the Arcade, Conference Room, Kennedy Suite, and Loading Gallery for the main stage have been completed.

November 2006

Salemhaven Nursing Home  Trident’s Project Advantage Group has been engaged to serve as the Owner’s Project Manager on the renovation and improvements project to this 110-bed skilled nursing facility in Salem, NH.  Work is scheduled to commence the first of the year and continue in a phased manner so as to minimize construction impacts.

Salmon and Elm Street Project  Trident Properties, LLC received ZBA and Planning Board approval from the City of Manchester, NH for Trident’s 30+ unit luxury condominium project at the prized north end of Elm Street.  Current plans are for construction to commence in 3rd or 4th Quarter of 2007.

October 2006

Monarch on the Merrimack  Construction efforts have commenced on the first phase of a $200 Million Wood Mill redevelopment and repositioning project in Lawrence, MA.  Trident has been providing Owner’s Project Manager Services to Wood Mill, LLC since the Summer of 2005, advising the Owner and its team in overall project scheduling and delivery, risk management, CM/Builder RFP and selection, and currently the construction administration of phase one.  Phase one consists of 80,000 SF +/- of retail and office space in Building C, plus 200+ units of residential condominiums and underground parking in Building D, and all associated sitework and amenities.

West Palm Beach Projects  Trinity Development LLC has engaged Trident Building and Properties in its West Palm Beach, FL real estate development undertakings.  Projects including the Imperial, 1515 Flagler, and Opera Place developments, consisting of premium luxury condominiums and mixed-use facilities, currently estimated in excess of $600 Million.

Lawrence Charter School  Trident's Project Advantage Group successfully performed its Owner's Project Manager Services to the Lawrence Family Development and Education Fund, Inc.
