Firmly believing that an Owner’s Project Manager/Owner’s Representation engagement must be more than simply a typical technical consultant application or on-site Clerk-of-the-Works services, Trident assembles client driven and project specific senior level staff with a proven project delivery model geared towards that of a trusted program, business and process advisor to our clients. We are not Architects, Builders, or General Contractors. We are Owner’s Advisors / Representatives and our primary purpose is ensuring the opportunity to provide our clients with a distinctly tangible project delivery advantage by providing an array of OPM professional services for oversight, assistance and advice in needs assessment, land/building acquisition, due diligence, financial instrument procurement, entitlements, development, design, construction, and total project administrative services, targeted at managing the outcome from concept to completion.

By the up-front engagement of Owner’s Project Manager services of Trident’s seasoned senior level personnel, time constrained Owners, Presidents, CEO’s/COO’s, General Managers and their staffs will avail themselves to the opportunity to best serve their shareholders/stakeholders in their real estate development or construction project undertaking.

Services We Provide:

Strategic Planning – the Vision

  • Define short- and long-term needs through existing conditions analysis, right-sizing facilities based on program standards, and evaluating renovation/expansion versus new construction. Services may include real estate acquisition/disposition, site searches, finance strategies, and overall direction setting – “Where do we need to go?”

Master Planning – the Roadmap

  • Develop a clear plan of tasks for physical development and construction phases – “How do we get there?”

Organizational and Team Structure

  • Recommend leadership and sub-group structures
  • Advise on project team organization

Permitting and Regulatory Guidance

  • Conduct client-specific due diligence
  • Determine required federal, state, and local approvals, and provide full application management and support.

Project Delivery and Procurement

  • Recommend delivery methods
  • Manage RFQ/P processes, including preparation, distribution, analysis, and negotiations for architects, builders, and consultants

Budgeting and Finance

  • Assemble total project budgets and schedules
  • Validate program scope to budget
  • Advise on financial instruments (bonds, grants, state aid)

Legal and Contractual Support

  • Provide assistance to client’s legal counsel in preparing contracts.

Oversight and Management

  • Oversee design, construction, and third-party consultants
  • Review sustainability strategies, ROI, building methods, and materials
  • Deliver full administrative management from inception to completion, including:
    • Schedule monitoring, value engineering, and cost control
    • Dispute avoidance and resolution management
    • Design/construction claim analysis and recommendations
    • Payment and invoice review/disposition

Technical Coordination

  • Manage commissioning of project systems (mechanical, electrical, HVAC, security).

Furniture, Fixtures & Equipment (FF&E)

  • Support procurement, move-in, and installation.

Project Closeout

  • Ensure compliance with closeout requirements, records retention, and lender documentation.

Warranty Period Oversight

  • Coordinate project team inspections prior to warranty expiration.

Lender Construction Inspections and Requisition Validation

    • On-site inspections and correlation of Loan Draw-Down Requests
